Seventy houses finished in one season means seventy sets of landscaping installed in one season, and the arithmetic from there is easy. Whatever was planted in the spring of 2001 is now the same age on every street in the plat, and it is reaching its limit on all of them at once.

That is why a drive down Eisenhower Dr or General Oakley Dr in a bad year looks like it does, and why the useful thing to do here is count everything on your own lot before you book anything.

Find the Septic Paperwork Before You Point at the Stump

Caldwell Estates is outside the town limits, which means well and septic, and it means the hazards under your lawn are entirely private. A locate ticket covers what the utilities own and stops there.

The fastest fix is paperwork rather than guesswork. Somewhere in the closing file for a 2001 house there is usually a layout showing the tank and the field, and one photograph of that sheet tells us more in ten seconds than half an hour of walking the yard does. Where it has been lost, the county's building and permit records are the next place to look, and the tank lid and the inspection risers give you the direction the lines run.

The other difference is what happens to the spoil. On a half-acre lot it usually has to leave. On an acre and a half there is nearly always a rough corner where it can be spread thin and forgotten, which takes a line off the quote.

The Road Itself, and Where the Trailer Sits

Caldwell Rd is a county road with narrow shoulders and a park on it at 3251, so the day is planned round where a truck and trailer can sit without being in anybody's way. On the interior streets that is normally your drive; on Caldwell Rd itself it often is not.

Worth knowing as well: out here the town's rules about street trees do not reach you. The screening rows on this plat are worth a separate look, because they fail in a pattern rather than one at a time. Planted at build-out along the back lines, packed tight, they hold up for fifteen years and then start going brown from the middle of the row outward.

By the time three are dead the rest are usually on the same clock, and the choice is whether to grind three now and the rest in two years or take the run in one visit. Financially it is not close: the machine is already there, the row is already lined up, and each additional stump in a straight line is barely more than the time it takes to reposition.

The thing to establish first is the property line, because rear screens on half-acre lots were routinely planted right along it and occasionally over it. Sort that with your neighbour before the day rather than with a machine idling.

What you get in return is older, denser wood off the original fencerow, wider bases, and several times the volume of material at the end. Those two things roughly cancel on a small stump and the size wins on a big one.

Can several houses on our street be done in one morning?
